$728k AUD (they wanted $760k)

2 streets back from the beach - no ocean views though sadly.

I have not moved in yet so obviously this is all their own stuff. It is going to be a lot emptier when I do :p.

Pretty small actually. Won't lose money on this place though ... well, its hard to lose money on any house.

This brings up a very interesting point that I've been wondering about: Were you able to secure a loan based on your online earnings? If so, how hard was it to convince the bank that your earnings would remain stable, and how much documentation did you have to provide?

Way too easy.

I am getting a $330k loan, all of the banks I talked to would have no problem approving me on my personal wage of $55k/yr. I just need to give the guy my ACN/ABN just to show the business is still running and it will be done, subject to valuation of the house.

Well, you are loaning less than half the value of the house, so the risk is very low for them.

Worst case scenario (from their point of view) is that you default on the loan and the house goes down in value at the same time. They only need to recover their $330k and you'd get the rest (they must sell the house at market value btw - not just at the amount you owe them).

BTW, awesome house.

Congrats Andy H, What a very nice house :D! I wish I can afford a house like that hehe...How far is it from Sydney CBD? As far as I know, you can't really get $700K house (with a massive pool like yours :) ) but it's so close to the beach :D!
